A Chicago developer, drawing and building the residences — and, increasingly, the buildings — we would live in ourselves.

Who we are

P3 is a Chicago developer drawing, building, and quietly standing behind a handful of residences each year — soon, a handful of buildings.

We are not a developer making houses for an imagined buyer. We are architects and builders, drawing the residences we would ourselves live in — and then building them that way.

The difference shows up in the unglamorous places. The stair core is concrete, not stick framing, because concrete doesn't carry footsteps. The floor between the residences is ten layers deep, with resilient channels and a Hushboard mat and mineral wool in every cavity, because 6am in a kitchen should not be heard three stories below.

The trades we work with live within a ninety-mile radius of the site; most of them live within ten. We put our own name on the deed, sign the same warranty, and answer the same phone three years after closing. As we grow from a handful of residences to full mid-rise buildings, the standard does not relax — it gets the same discipline applied at a larger cadence.

The unspoken

The work you can't see is most of the work.

A residence is easy to photograph. The marble, the brass, the arch in the foyer — they are all visible in an instant. What we spend most of our time on is what the camera misses: the structure behind the wall, the assembly under the floor, the radius from the site to the millwork shop. The things that make a home feel like a sanctuary, years later, when no one remembers the grout spec.

Sound · Structure

A concrete stair core, not a stick one.

Most multi-residence buildings put stair shafts in wood framing, then seal them with drywall and hope. We pour ours in concrete — a full cast-in-place stair tower that runs the height of the building.

Concrete doesn't transmit footsteps. It doesn't creak in August or ring like a drum when a door closes above you. It costs more and takes longer and is invisible the day we hand over the keys. That is the point.

Sound · Floor assemblies

A floor sandwich, ten layers deep.

Between your feet on the oak and the ceiling of the residence below, there are multiple separate layers doing acoustic work. Hushboard mat. Two plywood subfloors with offset seams. Resilient channels on both sides of the joist. Mineral wool in the full cavity. Double drywall with Green Glue.

None of it is visible. All of it is why you can walk to the kitchen at 6am and not wake the family below.

Craft · Sourcing

Trades within ninety miles — mostly within ten.

The millwork in every kitchen comes out of a single shop in Pilsen. The marble slabs are picked by hand at a yard in West Town. The metalsmith who makes the brass railings is six blocks from our office.

We build in Chicago with Chicago people. It lets us walk a site, drive to the shop, and solve a question in person the same afternoon. It is also, quietly, why the brass ages the way it does.

Scale · Process

One team, every project — from eight residences to eighty.

As we scale the practice into larger buildings, the operating model does not change. The right team of architects draw every residence. The most qualified project lead walks every site. Taylored trades install every kitchen.

What changes is the cadence, not the standard. A mid-rise building gets the same drawings, the same assemblies, the same mill shop as a four-unit — and the same phone number answered three years after closing.

Intent · Room first

We draw from the inside out.

The plan does not start with a façade. It starts with how a Sunday morning feels on the kitchen side of the house — where the light falls at 8am, how far it is to the coffee, whether the person reading at the island can hear the person cooking without raising their voice.

The exterior arrives later, as a consequence of the rooms behind it. The rooms are the commission.
